Once it is out, the chimney must be inspected before it is used again. A chimney fire damages the liner even when the house is fine.

Get everyone outside first, then call the fire department from outside. Do not open windows and start looking for the source.

Carbon monoxide has no smell, no colour and no taste. The alarm is the only warning you get.

What is actually happening up there

Almost everything that goes wrong with a chimney happens where you cannot see it. These are the eight problems we get called about most. Open one to watch how it develops.

Firewood that has not dried out is carrying a large amount of water. That water does not disappear when you light the fire. It has to be boiled off first, and the energy to boil it comes out of your fire.

So the fire runs cooler, and the flue above it runs cooler. Smoke leaving a cool fire is full of unburned gas and steam, and when that mixture hits a cool flue wall it condenses instead of exiting. What it leaves behind is creosote.

Creosote is fuel. Once it builds up on the walls of your flue, you have a layer of burnable material lining the inside of your chimney.

Signs you may be burning wet wood

  • The fire hisses, sizzles, or bubbles at the cut ends
  • Hard to light and needs constant tending to stay going
  • Heavy smoke from the chimney rather than a light haze
  • Glass door on the stove darkens quickly
  • Logs are heavy for their size and the ends have no cracks

What we do about it

  • Inspect the flue and identify the stage of creosote present
  • Sweep the flue to remove flaky and crunchy buildup
  • Address glazed creosote, which cannot be brushed off alone
  • Check the liner for cracks or gaps caused by past overheating
Worth knowing: a moisture meter costs very little and settles the question in seconds. Split a log, test the fresh face, and look for a reading under 20 percent.

The crown is the concrete slab at the very top of the chimney. It is the only thing covering the masonry underneath, and it takes weather from every direction with nothing above it.

When it cracks, water does not simply sit on top. It runs down into the gap between the flue liner and the brick, and it soaks into the masonry itself. Through a Connecticut winter that water freezes, expands, and pushes the face off the brick from the inside out. Mortar joints wash out behind it.

By the time the damage shows up somewhere you can see it, a stain on the ceiling or rust on the damper, the water has been working its way down for a long time.

Signs of a failing crown

  • Visible cracks or missing chunks at the top of the chimney
  • Brick faces flaking, popping off, or crumbling
  • White chalky staining on the brick, which means water is moving through it
  • Mortar joints recessed, soft, or washed out
  • Rust on the damper or firebox, or a damp smell from the fireplace
  • Staining on the ceiling or wall near the chimney

What the repair involves

  • Remove the failed crown down to sound masonry
  • Form and pour a new concrete crown with proper slope and a drip edge
  • Repoint or rebuild deteriorated brick and joints as needed
  • Install a stainless steel cap to keep water out of the flue
Worth knowing: a thin skim of mortar troweled over the top of a chimney is not a crown. It has no slope, no drip edge, and no reinforcement, and it will crack again. A crown is formed concrete.

Flashing is the metal that seals the joint where the chimney comes through the roof. It is two separate pieces. Base flashing runs up the chimney and out onto the shingles. Counterflashing is cut into a mortar joint and laps down over the top of it, so water running down the brick is carried back out onto the roof.

When the counterflashing pulls loose, or when it was only caulked to the surface instead of cut into the joint, water gets behind it. From there it runs straight down the chimney inside your roof, soaking the sheathing and framing on its way.

This is why a ceiling stain near the chimney is so often blamed on the roof. The roof is usually fine. The water is entering at the flashing and traveling before it ever shows itself.

Signs your flashing has failed

  • Stains on the ceiling or wall near the chimney, often only after heavy rain
  • Metal at the roofline that is lifted, curled, rusted, or visibly loose
  • Roofing tar or caulk smeared along the joint from a previous patch
  • Damp or discolored sheathing and rafters visible from the attic
  • Damp smell in the attic near the chimney chase

What the repair involves

  • Remove the old flashing and any failed tar patching
  • Install new lead chimney flashing, sealed and tied into the roof covering
  • Cut counterflashing into a mortar joint rather than surfacing over it
  • Repoint the joints where the flashing is set
  • Flag any rotted sheathing or framing found once the old flashing is off
Worth knowing: tar is not flashing. It is a way to buy one season. It hardens, cracks in the cold, and pulls away from the metal, and the leak comes back worse because the water now has a channel to follow.

The flue liner is the barrier between combustion gas and the rest of your house. Everything a fire produces, including carbon monoxide, is supposed to stay inside it from the firebox all the way to the top.

Liners crack. Age does it, settling does it, water does it, and a chimney fire does it fast. Once a tile is cracked, gas leaves the flue and enters the void between the liner and the brick, and from there it moves into wall and ceiling cavities the same way any air does.

The part that makes this dangerous rather than just inefficient is that carbon monoxide gives you nothing to notice. No smell, no colour, no taste, no irritation.

  • A carbon monoxide detector that has alarmed, even once
  • Headaches, nausea, or drowsiness that ease when you leave the house
  • Smoke or a smoky smell in rooms away from the fireplace
  • Pieces of clay tile in the firebox or on the smoke shelf
  • Staining or damp on the chimney chase inside the house
  • A chimney fire at any point in the past, even a small one

What we do about it

  • Camera inspection to locate and document the damage
  • Stainless steel liner sized to the appliance, insulated and sealed
  • Reconnect the appliance and verify draft on completion
  • Rebuild the flue where the masonry itself has failed

Creosote is what condenses on the flue wall when smoke cools before it exits. Every wood fire produces some. How much, and what form it takes, depends on how hot the fire burns and how warm the flue stays.

It arrives in stages. Stage one is dry and flaky and brushes out. Stage two is sticky when it forms and hardens into a crunchy layer that needs mechanical work. Stage three is glazed, a hard shiny sheet that has effectively fused to the flue and will not come off with a brush at all.

Each stage narrows the flue, which weakens the draft, which cools the flue further, which lays down more creosote. It compounds. A flue that reached stage two last winter will get there faster this winter.

Signs you may have this

  • Black flaky debris in the firebox or on the damper
  • A shiny black or tar-like coating visible up the flue
  • A strong smoky odour in the house during warm, humid weather
  • The fire is harder to start and does not draw like it used to
  • Smoke pushing back into the room when the fire is running

What we do about it

  • Inspect and identify which stage is actually present
  • Sweep the flue to remove flaky and crunchy buildup
  • Rotary work where the deposit has hardened in layers
  • Chemical treatment or relining where creosote has glazed
Worth knowing: annual sweeping is what keeps a flue at stage one. It is not maintenance for its own sake. It is the thing that stops the compounding.

A chimney does not push smoke out. Warm gas in the flue weighs less than the cold air outside, so the column rises on its own. That rising column leaves low pressure at the bottom, and that low pressure is what pulls air through your fire and carries the smoke away.

This matters because it explains almost every complaint people have about a fireplace or stove. A fire that smokes when you light it, a stove that will not stay going, smoke that appears when the dryer runs, an odour in the house in July. None of those are the fire misbehaving. They are the pull failing.

Three things break it. A cold flue has no warm column yet. A tight house with exhaust fans running has nothing left to give the fire. And a chimney that is too short, or that terminates in the wind shadow of the roof, never builds enough pull to begin with.

  • Check flue size against what the appliance actually needs
  • Check chimney height and where it terminates against the roof
  • Inspect for blockage, buildup, or a collapsed liner
  • Discuss makeup air where the house is competing with the fire
Try this first: before lighting, warm the flue. A rolled sheet of newspaper held up inside the throat for a minute will often start the column moving and stop the first-light smoke entirely.

A cap is a stainless lid with a screen that sits over the flue opening. Without one, the flue is an open pipe pointing at the sky, and four separate problems start at once.

Rain goes straight down it. Animals nest in it, and a nest is both a blockage and a fire hazard. Water reaches the damper, smoke shelf and firebox and rusts everything metal it touches. And if you run an oil-fired appliance, the water does something worse than get things wet.

Oil exhaust carries sulfur compounds. When rainwater condenses with them inside the flue you get sulfuric acid, and it attacks clay tile and mortar from the inside. That one catches people off guard, because nothing about it is visible from the ground.

  • The sound of rain or dripping in the firebox
  • Scratching, chirping, or rustling from the chimney
  • A damp or musty smell from the fireplace
  • Rust on the damper, or a damper that no longer moves freely
  • Twigs, leaves, or nesting debris in the firebox

What we do about it

  • Measure the flue and fit a stainless cap with a screen
  • Remove any nesting material or blockage first
  • Assess water damage already done to tile, mortar and damper
  • Check for acid deterioration on oil-fired flues
Worth knowing: a cap is the one repair that prevents four others. It is also the only part of a chimney you can usually confirm is missing from the ground with a pair of binoculars.

Clay flue liners were not standard in older construction. Plenty of chimneys in this part of Connecticut were built without one, which means the only thing containing flue gas and heat is the brick and the mortar joints between it.

Mortar was never intended to do that job. Over decades of heating and freezing it shrinks, cracks and falls out, and the joints open up. Heat and combustion gas pass through the gaps into whatever is on the other side.

In an old house what is on the other side is usually wood. Floor joists were commonly framed straight into the masonry, so the end of a structural timber can be sitting in the chimney wall itself. Wood exposed to repeated heat does not need to reach its normal ignition temperature. It chars, and charred wood lights at a lower temperature each time.

Signs you may have this

  • The house predates the widespread use of clay liners
  • Looking up the flue shows bare brick rather than tile
  • Loose mortar or sand collecting in the firebox
  • A wall or mantel near the chimney that feels warm when a fire is running
  • Smoke or smoky smells appearing in rooms away from the fireplace

What we do about it

  • Camera inspection to confirm there is no liner and assess the joints
  • Insulated stainless steel liner sized to the appliance
  • Cast-in-place lining where the flue shape will not take a round liner
  • Check clearances where framing meets the masonry
Stop using it: if a wall near the chimney gets warm when a fire is running, that is heat reaching framing. Do not use the fireplace or stove again until it has been inspected.
The three levels of inspectionChimney inspections are not all the same job. NFPA 211, the national standard the trade works to, defines three levels, and which one you need depends on your situation rather than your preference.
Level 1

The annual check

A visual inspection of the readily accessible parts of the chimney, the appliance, and the connection between them. We confirm the structure is sound and the flue is clear of blockage and buildup.

Level 2

The full system

Everything in a Level 1, plus accessible areas of the chimney in attics, crawl spaces and basements, and clearances to combustible framing. It includes a video scan of the flue interior. Nothing is removed or damaged to perform it.

Level 3

The concealed areas

Everything above, plus access to hidden parts of the chimney or the structure around it. This means removing something, which is why it is only done when a Level 1 or 2 has raised a real suspicion that cannot be resolved any other way.

Buying or selling a houseA general home inspection does not cover the chimney to this standard. NFPA 211 calls for a Level 2 inspection when a property changes hands, and most home inspectors are not trained to assess a chimney, its liner, and the appliances vented into it.

If you are buying

The chimney is one of the few systems in the house that can be expensive and dangerous at the same time, and it is routinely the least examined thing in the inspection report.

  • Every appliance vented into it, not just the fireplace

Finding out about the chimney a week before closing is the worst time to find out. Handling it before you list turns a deal-threatening surprise into a line item you control.

Masonry is the part we will not put a number on from a desk. A rebuild depends on the height, the condition of what is underneath, how we get to it, whether the flue is sound, and what the weather is doing. Two chimneys that look identical from the driveway can be very different jobs.

Anyone who quotes you masonry over the phone is either guessing or leaving themselves room to come back and change it later. We would rather look first and give you a number we will stand behind.

Spring and summer

The right window for masonry. Mortar needs consistently warm temperatures to cure properly, so rebuilds, repointing and crowns all belong here. It is also the quietest part of our calendar, which means you get scheduled when you want rather than when there is a gap.

Late summer to early fall

The best time for sweeps and inspections. Everything gets sorted before the first cold night, and if the inspection turns up masonry work there is still enough season left to do it.

Winter

Sweeps, inspections, liners, caps and diagnostics all carry on. Masonry generally does not, because mortar laid in freezing conditions will not cure and will fail. If it is an emergency we will come out and make it safe.

What are you burning?Different appliances put different things through the flue, and they fail in different ways.

Open fireplace

Burns cooler than a stove and sends more unburned gas up a large flue, so creosote and draft complaints are common. Sizing between firebox and flue matters more here than anywhere else.

Wood stove or insert

Burns hot and slow, often into an oversized masonry flue it was never matched to. An insulated stainless liner sized to the appliance usually fixes both the creosote and the draft at once.

Pellet stove

Different venting, different residue, and it still needs annual attention. Blockage and vent condition are the usual issues rather than creosote.

Oil-fired furnace or boiler

The exhaust carries sulfur compounds. Let water into the flue and it forms acid that attacks clay tile and mortar from the inside. Unlined and older flues take this the worst.

Gas appliance

People assume gas means no maintenance. It vents into the same chimney, and a blocked or deteriorated flue puts combustion gas back into the house exactly the same way.

Nothing at all

An unused chimney still takes weather, still lets water in, and still deteriorates. Most of the worst masonry we see is on chimneys nobody has lit in years.

Two things worth knowing. Mortar colour changes the look as much as the brick does, so ask to see a joint sample before you decide. And on a repair or a partial rebuild, the goal is a close match to the brick already on your chimney rather than a pick from this page. Older brick weathers, and an exact match to something laid decades ago is not something anyone can promise.
Common questions
How often does a chimney need sweeping?
It depends on how much you burn and what you burn, not on the calendar alone. The inspection is the annual part. Whether it needs sweeping is what the inspection tells us. Someone burning several cords a season needs it every year without question.
My fireplace is gas. Does any of this apply?
Yes. Gas appliances vent into the same chimney, and that chimney can still be blocked, cracked, or deteriorated. What changes is the residue, not the risk of putting combustion gas back into the house.
Do those chimney sweeping logs work?
They can loosen some deposits, but they do not remove anything from the flue and they do not inspect it. Whatever they knock loose is still in your chimney. They are not a substitute for a sweep.
Can I just have the top part rebuilt?
Often, yes. Most weather damage is above the roofline because that is the part with no roof over it. We will tell you honestly if the masonry below is sound enough to build on.
How long does a rebuild take?
A rebuild from the roofline up is usually a small number of days depending on size, access and weather. A full tear-down and rebuild from the foundation takes longer. We give you a realistic window with the estimate rather than an optimistic one.
Do you work in the winter?
Sweeps, inspections, liners and caps, yes. Masonry generally no, because mortar will not cure properly in freezing conditions and work laid in the cold fails early. If something is unsafe we will come out and make it safe.
Will you make a mess in my house?
No. Drop cloths go down and we work with a vacuum running. The work area gets left the way we found it. That is not a courtesy, it is how the job is done.
